Are the utilities covered in the rent?
No, the utilities are not covered in the rent. You should add between $65.00 - $70.00 dollars per person, per month for both Hydro and heating. Of course this depends how you and your roommates manage the heating, be smart and you will save. We have in the past seen people do their neighbors' laundry, without their roommates knowing …remember the dryer runs on 220 volts!! As well, leaving windows open in winter will certainly add to the cost of heating the flat.
Is a deposit required?
Yes, a deposit of 300.00$ per flat is collected at the beginning of the lease, you will get a receipt and then promptly reimbursed at the end of your lease, provided the flat has been left clean and undamaged save for normal wear and tear.
Do I need a guarantee from my parents?
Assuming you don't have a full time job because you are a student, a guarantee is required from your parents. Prior to signing the lease a basic one paragraph letter will be provided to you. It simply states that should you default in paying the rent your parents will assume the responsibility.
How soundproof are the flats?
This is a bit of a tradeoff, hardwood floors are in big demand and look great, however they act like a big sounding board. If you are into blasting the sound system, it will carry on forever. In a nutshell, keep in mind that any older home will be not insulated like a recording studio, therefore you need to be aware of the volume level. After all you wouldn't appreciate it if your neighbors were blasting the same drum loop for 2 hours non-stop! Raising the speakers off the floor certainly helps, as the bass frequencies tend not to resonate as much.
Can I paint the flat any color?
No, too many bad memories of getting rid of those deep reds, and royal blues! The flats are long, if you keep to light color schemes they will seem a lot brighter and bigger. Light colors are fine.
